At Terra Firma Living, we pride ourselves on offering a distinctive renting experience that beautifully balances the privacy of a rental with the attentive care characteristics of a traditional hotel. All of our units are artfully furnished and fully supplied with the necessary amenities for turn key living and accommodate guests seeking short term leasing to long term leasing.
All leasing applications and payment processes go through our affiliate services at Zillow.com though we may use other popular rental sites to increase visibility and traffic. All applicants are subject to a background and credit check prior to applications being considered. All monthly rent payments and deposits will be processed through Zillow.com. Applications do vary from one property to another and are legally binding.
All our properties have a maximum occupancy limit. Subletting is not permitted unless contracted through specialized organizations such as for disaster relief or traveling professionals. Exceeding this limit or subletting without prior consent may result in additional fines or the early termination of your lease.
Pet allowances and regulations do vary unit to unit. Please inquire for additional information. We do follow standard People with Disabilities laws and regulations in regards to service animals.
Smoking is strictly prohibited inside the units. Smoking is permitted only outside the property grounds and as designated by local HOA rules and regulations. Tenants may be held financially liable for smoke related damage done to furnishings and household items if smoking inside the unit and on outdoor furnishings.
Terra Firma Living covers some utility costs, including internet, water, sewer and garbage but excludes electricity costs to it’s units, as costs can vary greatly from one tenant to another. Tennant shall pay electricity expenses directly to the area’s local utility company upon occupancy.
Amenities to each unit are as advertised in listings and cannot be altered to accommodate varying circumstances, such as changing out mattress sizes or brands, etc.
We understand that accidents do happen and we kindly ask that you report any damage to property and furnishings as soon as possible. Tenants are responsible for unreported damages to property beyond normal wear and tear. A list of all household furnishings and their replacement value will be provided at lease signing. Tennant is responsible for replacing any missing furniture or household items at the move out inspection. Additional items such as blow-up mattresses, pack and plays, folding chairs, etc. can be made available upon request during our tenants stay.
